A home inspection is a very important part of buying a home. You don’t want to be in a situation where you’re wondering if the electrical system works correctly. Even a great looking home can have some defects that can be discovered, so a home inspection is worth the investment.
After your offer has been accepted for the purchase of a property, the seller will allow an inspection company to come to the house to do a typical home inspection.
The inspection will review all areas of the home, both inside and out. The buyer will then receive a detailed list of all of the issues that were found.
An inspector will look at some of these areas:
- The roof
- Electrical system
- Condition of the interior and exterior
- Heating and cooling systems
If you are selling your home, you should also have a home inspection done before you put your home for sale, so that you can fix some of the issues or be aware of them when the buyer has their own inspection.
As the buyer, you’ll go to the negotiating process with all the issues at hand based on the inspection and if the issues are huge you can negotiate them during the Purchase and Sale agreement.
Even on new homes, it’s also good idea to have the home inspected. Spending a little money now can prevent any issues down the road.
